Smart City [Songdo, Incheon] Korea

Songdo district is an area established as “International Business District or IBD”

Songdo IBD is located in South Korea, a country rich with culture and about 5,000 years of history.  Korea stands at the strategic center of Northeast Asia and has the human and technological resources to best take advantage of the tremendous expansion of the region.

It is “A MASTER PLAN INSPIRED BY THE WORLD” to make a normal city become a smart city

With a commitment to sustainable design principles and the best practices of urban planning, Gale International and its partners have realized their vision for a new international city. The master plan calls for a synergistic mix of uses for Songdo IBD, from architecturally advanced office and convention space to world-class hotels.

Kohn Petersen Fox (KPF) was selected as the master plan architect for Songdo International Business District in August 2001 and in February 2002, the first master plan is submitted to the city of Incheon.  KPF’s visionary master plan integrates the best practices of urban planning and sustainable design principles with a synergistic mix of residential, commercial, retail land civic uses.  The master plan for Songdo IBD was approved by the city of Incheon on November 5, 2002 and was completed in 2003.

Six core design goals for Songdo International Business District reflect our commitment to sustainability for this new city spanning 1500 acres near Incheon, South Korea. therefore it becomes “ONE OF THE WORLDS GREENEST CITIES”

Songdo IBD parcels target certification under the LEED-NC and/or LEED-CS rating system. Third party development land sale agreements will contain language mandating that buildings erected must pursue LEED Certification. Songdo IBD is also part of the LEED-ND (Neighborhood Development) Pilot Program.

Songdo IBD is designed as a vital urban center where the widest range of activities will take place.  It is self-sufficient by design while also offering a unique, modern lifestyle that will attract both international and local inhabitants.  Residents have the option to choose from a variety of housing options – from charming garden residences to state-of-the-art high-rise apartments.

More than 22,500 new housing units will be created.  These prime residential condominiums are currently under construction and residents have already moved into the first towers.
